About the role
We have an exciting opportunity for a Principal Surveyor (Property Management) to join our Estates team. You will lead on the management of Northumbrian Water Group’s appointed and non-appointed property portfolio, ensuring all land and property assets are effectively managed, compliant, and ensuring effective asset utilisation and income security.
The Principal Surveyor provides senior professional expertise on, landlord and tenant matters, lease management, rates, and general operational land matters, including land access, encroachments, and third-party occupation. You will ensure Northumbrian Water’s property assets deliver value, are legally secure, and support business continuity.
As a member of the RICS, the Principal Surveyor acts as the company’s senior property specialist, providing guidance to internal stakeholders, managing complex property cases, and developing best practice in estate management.
About you
If you are a Chartered Member of the Royal Institution of Chartered Surveyors, with experience in land acquisition, access negotiations, compensation settlements and property transactions, then we would love to hear from you.
You will have excellent knowledge of Statutory Notices, land referencing, wayleaves, easements and compulsory purchase processes. You will have experience in agricultural land use, landowner and tenant negotiations, compensation claims and lease agreements.
You will have knowledge of land and property law, valuation principles and statutory compliance and be able to liaise effectively with landowners, agents, surveyors and legal advisors.
You are confident in interpreting land plans, title documents and legal agreements and will be competent in land referencing, GIS mapping and in using digital estate management tools.
You will have excellent communication, negotiation and stakeholder management skills, as well as strong financial awareness and organisational and project management skills.
